The Moon Valley Golf community has been in existence for many years and is one of the Phoenix areas finest golf communities. Moon Valley homes where built in the 60′s, 70′s and 80′s. Most home where built by custom home builders and current prices range from the low $400′s to a little over 1 million.

Most of the higher priced homes have been remodeled and updated. Homes set on very large lots and the mature landscaping is gorgeous.

The private, member owned, Mirabel Golf Club in North Scottsdale raised $196K in March for cancer research. Over an 8 day period the amount was raised to benefit Hope For The Cause. This charity has turned into an annual event starting in 2009. It has grown every year over the last 4 years.

When the event started just a few short years ago it was comprised of a fairly small group and has grown exponentially. What was once a one day event has now grown into a full week long charity. All of the raised funds stay in the Scottsdale area and go directly to Scottsdale Healthcare Research Institute.

Charity events included Womens Bridge and Luncheon, a 5k run/walk and of course golf tournaments. The event concluded with a reception and silent auction at The Desert Lodge Clubhouse.

Since 2009 this cancer research charity event at Mirabel has raised almost $500,000 and will surely have continued success in the future. Congratulations to the Mirabel Community and Hope for the Cause!

I toured some of the new homes out in PebbleCreek last week and was surprised to learn that they are still 5 – 10 years away from build out. This is a Robson development and if my memory serves me correctly they told me in the sales office there would be around 6,600 hundred homes when this community is complete… that’s big!

If you aren’t familiar with PebbleCreek it is located in Goodyear, north of I-10 and PebbleCreek Parkway. PebbleCreek Parkway splits the community right down the middle. The model home center is located on the West side and I would say they have 8 – 10 model homes.

There are 2 golf course and recreation centers, one on the west side and one on the east side. Surprising fact, they actually started building/selling homes in PebbleCreek in 1993. I had not realized that.

Most homes are 2 bed, 2bath but there are a handful of three bedroom homes and even a couple 4 bedroom. Homes range in size from as small as 1,200 square feet and go up to around 3,400 square feet. Prices range widely as well with prices currently at under $200K (Resales) to over $500,000. I should also mention here, for those that don’t know, PebbleCreek is a 55+ community which means at least one of the residents occupying the home has to be 55 years of age.

As of this writing there are 75 homes listed for sale on the MLS as well as numerous brand new homes for sale.

I don’t get out to Trilogy at Vistancia that often but I sure do love the community and the facilities. I hate to say it but it’s probably nicer than Trilogy at Power Ranch which is right out my back door and where I work the most.

For some reason lately I have had quite a few people wanting to look at homes out there and I have more coming to town this week that want to look at homes for sale in Vistancia.

I can tell you that compared to Trilogy at Power Ranch there are a lot more homes for sale right now. Trilogy at Power Ranch has about 30 active listings as we speak and Trilogy at Vistancia has about 90, not really sure why that is other than Vistancia is maybe a little bigger than Power Ranch.

Anyway, here is a video I did of a home in Trilogy at Vistancia a few days ago. The weather wasn’t the best but this is a VERY nice home. It’s large, over 2,300 square feet, with the casita and has an incredible back yard with pool, spa, bar and cooking area.

I did  a blog post on the Arizona golf home web site about a month ago on the improving Phoenix real estate market and I just wanted to follow up with another one… the real estate market CONTINUES to get better.

As a matter of fact if you are a buyer at a $200,000 dollar or less price range it can get frustrating. We are seeing multiple offers on many homes and prices routinely are getting bid up (Sound familiar… 2005 – 07). If you are a seller in this price range this is fantastic news.

The reason for this is simply supply and demand. There are only 20,000 active listings on our MLS right now and there are alot of buyers. Both investors and first time home buyers are active in this price range. It actually wouldn’t hurt at this point to see our supply go up, we don’t need to get into the same situation we were in just a couple of years ago. Of course there are safety measures in place now that would prevent that from happening but a little slow down right now wouldn’t be a bad thing.

The Phoenix real estate market needs to come back slow and steady, not with a “roar”. If you are from out of State and not in touch with the Phoenix housing market it has changed from 6 months ago, and changed quickly!

I was showing homes in Trilogy at Vistancia last week and was very surprised at the amount of new construction going on out there. I didn’t take an actual count of new homes under construction but I’m guessing there where around 30 homes in various stages of construction.

I also played golf Saturday in Sunland Springs Village and noticed the same thing… a fair amount of construction going on. I think similar to Vistancia, around 30 or so homes in various stages of construction.

I think with what I am witnessing, the low valley home inventory and all the recent news coming out that valley home prices are increasing (which I am personally also witnessing) I think we have made it through the storm and it is amazing how fast it has changed, seemingly over night.

Lets see how the summer buying season goes but it is looking very good for the Phoenix real estate market, especially if you are a seller!

Encanterra is a beautiful resort community located in San Tan Valley near Ironwood and Combs. I was given a personal tour of this golf community several months ago and I have to say it might be the nicest, most luxurious development I have seen in the valley. The clubhouse facilities are truly just like being in a high end resort, I was blown away. Also, equally impressive was the amount of time the sales person spent with me which was about a two hour tour of the facility as well as a few of their model homes.

The Phoenix real estate market is showing positive signs and for the most part has for the last several months. Inventories are way down compared to last year and the year before and are now at a fairly healthy level. Prices have stabilized and we are actually starting to see appreciation, especially in certain types of communities like golf communities and 55+ developments.

I am witnessing some golf communities with 50% less active listings compared to just six months ago and one development in particular (Trilogy at Power Ranch) has only one listing under $200K… three months ago there were 10 homes for sale under $200K.

So bottom line this is becoming more and more a healthy market for BOTH buyers and sellers. If you were wanting to hit “the sweet spot” in buying a golf home you might have missed the boat… but … prices ARE still way lower than they were during the boom years of the mid 2000′s.
